Whether it’s Lake Tahoe properties or Truckee land, real estate always involves a little story telling, and at Nakoma it’s no different.

There are a handful of attributes that sort homesite lots into “groups”, and the group I get most questions about are what I call “MLS lots”. Multiple Listings Service lots are the lots listed publicly on the MLS and then get published by real estate aggregators like Zillow and Trulia.

Unlike Truckee and Lake Tahoe land for sale, or mountain properties in general, there are key points to know about the third-party MLS lots available in Nakoma real estate:

The vast majority of these lots at any given time are not held by Nakoma Land Holdings (a.k.a. NLH, our developer inventory). Rather, they are resale lots by other owners. The Nakoma Real Estate Office is happy to represent you in acquiring one of these resale lots, but two drawbacks to be aware of are 1) Nakoma Membership status and 2) availability of home design/construction services.

Disparate representation: The Nakoma Real Estate Office will at times list third-party lots on the MLS, but only lots with Nakoma Membership included in the sale price. Otherwise, most MLS properties are listed by other real estate brokerages. There is no other office as intimately involved in the Nakoma Community as our real estate office. That has translated to instances in the past where less-than-accurate information finds its way into a third-party MLS listing. We encourage you to reach out to us to clarify any confusion that may arise in the course of researching properties in the Nakoma Community.

Membership status: All NLH lots include Nakoma Membership. Some third-party lots have Nakoma Membership, but many do not. This is a serious consideration, as most of our buyers fall in love with Nakoma Resort amenities, such as Altitude Recreation Center, but must pay $25,000 to bring a property into Nakoma Membership to have access to exclusive amenities.

Construction services: Nakoma has a unique symbiotic relationship with North Sierra Homes (NSH) for the construction of Ascend Residences and build-to-suit custom homes on Nakoma Land Holdings lots. NSH doesn’t have the bandwidth at this time to serve third-party lots as well. While we have great local designers and builders we can introduce you to, it’s important to know that NSH simply can’t provide the one-stop, design/build services that give Nakoma Land Holdings lots more value.

Lastly, the land-shopper will notice very quickly that there are lower-priced lots on the MLS. I have a handful of clients who will happily tell you about the amazing bargains that I helped them snatch out of the MLS lots inventory. More and more, low prices are reflective of lot size, relative quality and Nakoma Membership status. The market has done a good job of cherry-picking the great bargains out of the market, so the “steals” are few and far between. Nonetheless, absolute gems remain in the MLS group that a buyer ought to consider.
